Maintenance guide for homeowners:

Attic/crawlspace -- As a general rule, we recommend an insulation value of R-30 even though code allows R-19.


Water heater and hot water pipes -- Conserve heat and energy by swaddling your water heater with an insulation blanket kit or faced fiberglass insulation. Insulate hot water pipes with preformed foam pipe insulation sleeves if they pass through an unheated area or run under your home.

Seal leaks, cracks, openings in the home, especially around windows.  Cracks in stucco can easily be sealed using a latex caulking, spreading it in with your finger, and then painting over the repaired area.

Fireplace -- Make sure the damper closes as tightly as possible when a fire is not burning to minimize heat loss.

Draft-prone areas -- Zip up your home's coat by caulking, sealing and weatherstripping around all seams, cracks and openings. Pay special attention around windows and where siding, or stucco and wood trim meet. Seal areas near electrical boxes and plumbing penetrations as well.

Ductwork -- Look for cracks or air leaks in ductwork and seal them with mastic or duct tape.

Improve indoor air quality

AC filters -- Change forced air heating and air conditioning system air filters monthly. This will save you money on your electrical bill.

Air registers -- Regularly dusting off will improve the energy efficiency of your home.

Ceiling fans -- To save energy during colder weather, activate the reverse setting on your ceiling fans to circulate hot air that rises to the ceiling and blow it back down.  In hot weather the fan should be blowing the air up toward the ceiling.  This will allow you to keep your thermostat set at 1 or 2 degrees warmer and still feel cool.
