Septic inspections are not performed as part of the regular home inspection. However, we feel it is important to have the septic system checked when purchasing a home with a septic system. Homes that have been sitting empty for a month or more are particularly import to have inspected as well as homes with sewer ejector pumps.
When we were building homes we a company called Septic and Sewer to install all of our septic systems. They are one of the top septic installers in SW Floirda. They have a division called Underground & Septic Solutions that performs septic inspections for us and all of our clients.
Below is a list of prices to inspect a septic system depending on where the house is located:

The above prices assume that the system can be inspected without pumping out the tank. If the tank is full the tank has to be emptied prior to the inspection. The cost to pump out the tank will be $375 (not including N Captiva. On N Captiva we will have to check with our vendors at that time to give a price).
The State of Florida requires all septic systems to be pumped out every 5 years. In order to have a Certified Septic Inspection the tank will have to be pumped out. Clients will still be able to order septic inspections performed by a septic contractor that are not Certified for the above price list. These inspections will not be acceptable to a bank or any other institutions and are just for the edification of the client.
